The brief.

A central-Athens building was acquired and reconstructed into thirty-nine apartments, designed and priced for international buyers acquiring Greek residency by investment. The legal work runs on two tracks at once: building the product, and selling it to cross-border buyers as it is built.

On the product side, the original ownership had to be consolidated, the building divided into its 39 units under a horizontal-property regime, and individual change-of-use acts secured where units had been permitted as offices. On the sales side, a continuous stream of reservation and deposit agreements, per-unit deeds and registrations runs alongside, much of it with buyers resident abroad.

We act for the development vehicle across the whole of it — acquisition and ownership consolidation, the unit regime and change-of-use, the contractor agreements, and the live international sales programme.

Outcome.

The building is under construction with a portion of the units sold, on track for delivery, and a pipeline of residency-investor sales actively managed — a single building doing the work of dozens of individual residency files.

It sits beside a stream of similar Golden-Visa-eligible developments the practice structures for investors and developers.
